How to sell your duplex, triplex, or four plex

If you are considering selling your duplex triplex or four plex, there are a few steps you can take to prepare and increase the chances of a successful sale:

  1. Determine the value of your property: It is important to have a good understanding of the value of your duplex in the current market. Before we have a consultation, I’ll prepare a market report on the area which will give you a ballpark number of a sale price.
  2. Make any necessary repairs or improvements: Take some time to go through your duplex, triplex or four plex and make any necessary repairs or improvements. This can help to increase the value of your property and make it more appealing to potential buyers. Here are my top repairs:
  • Paint any vacant units and common areas a light grey or white colored paint.
  • Ensure all lights are operable and consider replacing outdated fixtures. Amazon has excellent cheap LED light fixtures that will match the current décor.
  • Clean up the yard, remove mini trees, weeds, or landscaping debris. Add mulch or rocks around the perimeter of the building.
  • Fix all leaks.
  • Fix common issues associated with an FHA inspection; some are, chipped paint, loose siding, or broken windows. Your target audience is an owner occupant, and these are some of the common items flagged by the inspector.
  • If your city requires a pre-inspection, have that completed, and fix any glaring issues found by inspector.
  1. Consider selling when you have a vacancy or, at a minimum, a month-to-month lease. Most duplex, triplex and four plex buildings are sold to an owner occupant. This allows them to move in upon closing.
  2. Tenant communication: Approach your tenant and explain the situation. This is not going to be an easy time for tenants. People will be walking their space and interrupting their livelihood. Some suggestions to make it easier:
  3. Incentivize them with a cleaner, gift card to local coffee shop, or groceries. You need to require 24-hour tenant notification of tours from prospective buyers. Maybe, only allow their unit to be toured with an accepted contract.
  4. Encourage them to clean and tidy their unit so they present their best self to new buyers.
  5. As part of my listing, I pay for a virtual tour of the building. Then, I encourage buyers to view the virtual tour first, this cuts down on showings and brings serious buyers through while eliminating tenant interruptions.
  6. Clean and declutter: A clean, decluttered space is more appealing to buyers, so take some time to tidy up and remove any landlord items that may distract from the features of your duplex, triplex or four plex.
  7. If you have a vacancy, stage the vacant unit: Consider staging your duplex to give potential buyers an idea of how they could use the space. This can help them envision themselves living in the property.
  8. Market the property: Once your duplex, triplex or four plex is ready to be shown to potential buyers, it is important to get the word out. 1st comes professional photography and a virtual tour. I list your property on the MLS so it goes online to Zillow, Redfin, etc. I also do a YouTube video tour and calling campaigns on your behalf. Lastly, the sign goes up and sell it!
